Overview of Brighton Property Market

Brighton & Hove's property market looks steady rather than spectacular. The provisional average house price was £406,000 in April 2026, broadly unchanged from a year earlier, and the wider South East was similarly flat. First-time buyers paid around £343,000, about 1.2% less than last year. Private rents held level at £1,816 in the year to May 2026, while South East rents rose 2.9%. Prices remain well above the UK average of £270,000, despite the stall. Local figures rest on small samples, so year-long trends matter more than monthly swings. The April 2026 figures are the latest official ONS data I found, so they may lag the current market.
